The Northstar Companies

The Northstar Companies were formed at the request of investors to protect and safeguard their real estate investments. Edmond Carlson, Patrick Cooney and Sal Di Mercurio created The Northstar Companies to provide Property Management, Development and Construction services for these real estate needs while preserving and enhancing the long term value of their assets.
The Northstar Team of Executives with core talents in Property Management, Finance, Administration, Design, Construction and Development are dedicated to providing real estate services for our clients with proven success. Our experience in combining these skills creates a synergistic team that gets results. Our firm works within the highest code of ethics and takes pride in its employee resources. We believe in building long-term relationships with our clients, owners, residents and vendors of our managed properties which has resulted in the success of The Northstar Companies.

Property Management


The principles at Northstar Properties, Edmond Carlson, Patrick Cooney and Sal Di Mercurio, have been involved in Property Management Investments for over 20 years. Our executives and management team are active members of the Institute of Real Estate Management (IREM) National Apartment Association (NAA) and the Apartment Association of Central Oklahoma (AACO). Our employees are encouraged to attend career development programs and to obtain industry designations for Certified Property Managers (CPM). Continued professional training ensures the management team is on the leading edge of industry trends.
Our professional management team is dedicated to maximizing investor return, while increasing the long- term value of their asset. We stress maintenance throughout Northstar through continued modernization, renovation, and attention to detail. Northstar’s emphasis on quality and service to the customer maximizes occupancy and cash flow for the asset.
Our personal service to investors sets us apart from other firms. We tailor our services to fit each investor, from investors requiring hands-on involvement, to those who desire limited involvement. Northstar managed properties consistently give returns far above the industry norms.

Development

Edmond Carlson’s close working relationship with Principals at Bear-Sterns in New York, led to the largest apartment turnaround project in Oklahoma History. The 18.4 million dollar Brookwood Village project renovated an 1144 unit apartment community on a 70-acre site in southwest Oklahoma City. Edmond Carlson was the principal in charge, and Andrew Carlson, AIA was the construction manager of this successful renovation.

Edmond Carlson remains an active participant in some of the most successful land developments in Oklahoma. Many of his most successful development projects have resulted from joint ventures with local landowners and joint venture partners. His participation in the Summit Lakes Community in East Norman is an example of a major joint venture development with Cies Properties, Inc. Ed’s leadership has resulted in some of Oklahoma’s most sought after location communities; in Norman they include Cambridge, Cambridge Place, the Canadian Trails, and The Cliffs in Purcell.

Construction

Whether performing a minor face-lift or a major transformation of property, Northstar has completed many building renovations from start to finish. With our licensed Architect and Interior Designer on staff we are experienced at helping clients generate a better return on their investments by directing their renovation dollars where they will have the greatest impact on income stream and property value. Our seasoned construction experts interact with architecture and engineering firms, handle permitting, zoning and community issues, carefully implementing and managing construction plans, schedules and costs.

Andrew Carlson AIA, Licensed Architect, MS from Oklahoma State University; Bachelor of Architecture (BARCH) from California State Polytechnic University, Pomona, 25 years experience in planning, architecture, land entitlement, and management. Serves as Vice President and Chief Information Officer.
